The institutional market for product is highly efficient and competitive. Due to lower price points, 1031 exchange considerations and looser underwriting standards, the smaller “mom and pop” market is also highly competitive. As such, we prefer to operate somewhere between the two in the sub-institutional space. We aim to be just out of reach for the “mom and pops,” yet too small for the large institutional buyers.

- Investment Size: $2-$20 MM 

- Financial Capacity: All-Cash, Moderate Leverage, or Seller Financing

- Condition: Value Add Opportunity is a plus

- Sale Type: Off-Market Preferred - Brokers Will Be Protected
